Important Information Before & During Your Stay
At Haven Abodes, operated by Hofin Stays Ltd, we aim to provide a smooth and professional accommodation experience for every guest.
Please read the following information carefully before your arrival.
Check-In Process
Our properties operate on a secure self check-in system.
Standard Check-In Time: From 3:00 PM
Standard Check-Out Time: By 10:00 AM
Once your booking is confirmed and all pre-arrival requirements are completed, you will receive:
- Full address details
- Access instructions
- Key safe or access code information
- House manual guidance
Early check-in or late check-out may be available subject to availability and additional charges.
Unauthorised early arrival or late departure may result in penalty charges.
Identification & Verification
For security and insurance purposes, we require identity verification for all direct bookings.
This may include:
- Government-issued photo ID (passport or driving licence)
- Confirmation of guest details
- Completion of a reservation form
We reserve the right to decline or cancel bookings where identity verification cannot be reasonably completed.
All information is handled in accordance with our Privacy Policy and GDPR regulations.
Security Deposit
A refundable security deposit may be required prior to check-in.
Typical deposit range: £200 – £350 depending on property
The deposit is usually taken as a card pre-authorisation via Stripe, meaning funds are not removed unless required.
The deposit covers:
- Damage to property or contents
- Missing items
- Breach of house rules
- Excessive cleaning
- Unauthorised guests
- Smoking or policy violations
Deposits are released after inspection following check-out, provided the property is left in good condition and no breaches have occurred.
Where deductions are required, a breakdown of costs will be provided.
House Rules – Summary
To ensure a safe and comfortable environment for all guests and neighbours:
- No smoking inside the property
- No parties or events
- No unauthorised guests
- No excessive noise, especially after 10:00 PM
- No illegal substances
- No tampering with fire safety equipment
- No charging of electric vehicles via domestic sockets
The number of occupants must not exceed the booking confirmation.
Breaches of house rules may result in charges, eviction, or termination of stay without refund.

- Cancellation Policy Overview
We understand that plans may change. Our cancellation structure is designed to be clear and fair.
For direct bookings:
- Free cancellation within 48 hours of booking, provided check-in is at least 14 days away
- 50% refund for cancellations made at least 7 days before check-in
- No refund for cancellations made within 7 days of check-in
For long-term stays (30 nights or more):
- Full refund if cancelled within 48 hours of booking and at least 28 days before check-in
- After that, the first 30 nights are non-refundable
- Once the stay has commenced, cancellation is not eligible for full refund
Once check-in instructions have been issued or access has been provided, the accommodation service is considered to have commenced.

Reporting Issues During Your Stay
If you believe there is any issue with the property, please notify us in writing as soon as reasonably possible.
We aim to respond promptly and, where appropriate, offer inspection or rectification.
Failure to allow reasonable opportunity to resolve concerns may affect eligibility for compensation or refund requests.
